Renting from Marriotts
Marriotts are members of The Royal Institution of Chartered Surveyors, the Surveyors
Ombudsman Scheme and the Dispute Service Tenants Deposit Scheme. This means that
we are bound by a professional code of conduct that ensures that we maintain the
highest standards of professionalism in our dealings with landlords and tenants.

Information for prospective tenants
Rents are exclusive of Water Rates and Council Tax, which will be your responsibility.
Some unfurnished properties will have carpets and possibly curtains and a cooker.
All gas appliances supplied by the Landlord at the commencement of the tenancy will
have been checked in accordance with The Gas Safety (Installation and Use) Regulations
1994, and thereafter on an annual basis.
Most Landlords do not allow dogs or cats. Therefore, if you have a pet please check
with us prior to arranging any viewing.
Once you have found a property that is of interest to you we will ask you to complete
an Application Form. All the information supplied will be checked and verified by
an independent referencing agency.
Costs
Having found the property that interests you and having decided to proceed you will
be required to pay a non-refundable Application Fee of £40.00 including VAT for
a single application, £70.00 including VAT for a joint application, £85.00 including
VAT for a three share and £100.00 including VAT for a four share.
When your Application has been processed, and if acceptable, we will draw up a Legal
Agreement at which stage you will need to pay an Agreement Fee which is non-refundable.
Details of these costs are shown against each property on our Availability List.
On completing the Agreement we shall require one months rent in advance plus the
Deposit. This is held in an appropriate scheme to comply with the Tenancy Deposit
Protection Scheme in accordance with the requirements of the Housing Act 2004.
Gas and Electricity are also your responsibility and you should contact these utilities
prior to moving in to ensure that an account is set up for you. You will need to
obtain insurance cover for any items of your own in the property.
Once you have moved into the property, security is your responsibility and you may
wish to consider changing the locks, as we are unable to fully account for keys
in respect of previous occupants.
Methods of payment
- We are unable to accept cash.
- Acceptable payments for application fees will be a personal cheque, building society
cheque, bankers draft or debit card.
- Acceptable payments for deposit, first months rent and agreement fee will be a building
society cheque, bankers draft or debit card (please note - not a personal cheque).
- Future rent payments must be made by bankers standing order, cheque or debit card.
