Tenancy set up fee
50% of the first months rent
Miniumum fee £354 (£295 + VAT)

Monthly fee
12% (10% + VAT)

  • Rental valuation and local market advice
  • Effective marketing and advertising, eye catching To Let board
  • Floorplan & quality photography
  • Property matching from our extensive tenant database
  • Accompanied viewings 6 days a week
  • Options for Building and Rent Guarantee & Legal Insurance quotations
  • Comprehensive tenant referencing and credit-checking (and guarantors if applicable), including Right to Rent Immigration checks
  • Facilitate the arrangement of all legal & safety checks including EPC, Gas Safety, Periodic Electrical & PAT testing, Legionella Risk Assessment (Local contractor costs apply - please ask us for details)
  • Draw up the Tenancy agreement
  • Preparation of Inventory & schedule of condition, including photographs
  • Tenant check-in at the property (if Marriotts prepared the inventory)
  • Collection of the tenants first month's rent & standing order set up
  • Collect and register the tenancy security deposit with an appropriate Tenancy Deposit Scheme
  • Utility provider notification of change of occupier at commencement and end of tenancies (if Marriotts prepared the inventory)
  • On hand with friendly and helpful advice before and during the tenancy
  • End of Tenancy check out inspection and negotiation with tenant regarding dilapidations*
  • Collection of rental payments and transfer to the landlord by BACS
  • Monthly statements
  • General day to day management and point of contact for the tenants
  • Periodic tenancy inspections
  • Organise repairs & maintenance, including emergency out of hours call out service
