Tenant's Fees

Once the Landlord has accepted your application in principle, an initial application fee of £75.00 will be payable per tenant, £50 per guarantor. This will secure the property for you (subject to acceptable references and contract).

Along with your first months rent and security deposit, an agreement fee of £225.00 per tenancy will be payable immediately before you move into the property. Please see our individual property listings for details.

Our fees are for:

  • Compiling, submitting and completing reference reports for submission to your prospective landlord
  • Drawing up the tenancy agreement, including any individually negotiated clauses, drawing up a deed of guarantee, if applicable
  • Arranging the necessary documents to be signed and witnessed
  • Taking payment of the initial pre tenancy sign in payment and securing, until forwarding to the Landlord
  • Protection and registration of your tenancy security deposit with an appropriate scheme

Please note: the application fee is payable at the point the Landlord has accepted your application in principle, subject to references. Application fees are non-refundable if the tenancy does not proceed due to you changing your mind, failing your references or credit check or should you fail to submit your online application within 5 days of receipt.

Additional pet deposit

£200 - For the added risk of property damage, deposit refundable at the end of the tenancy as long as the tenant meets their end of tenancy cleaning obligations and no damage has been caused to the property by the pet

Tenancy renewal fee

£60 - Tenants share of the agreement negotiation, amending and updating terms and drawing up a further tenancy agreement

Future landlord reference fee at the end of your tenancy

£20 - To collate the necessary information, prepare and send the reference

Unpaid rent arrears

+ 5% - Interest will be charged on unpaid rent arrears at 5% above National Westminster Plc base rate from the rent due date

Returned/recalled cheques or bank payments

£50 - To cover our administration costs to deal with your failed payment

Abortive visits, per visit

£30 - If you are not home at a prior arranged appointment time for the Landlord, his agent or contractor to attend

Tenancy early release fee

£250 + £354 - If the landlord agrees to release you from your tenancy obligations earlier than the end of your fixed term tenancy, and for covering the cost of your landlords set up fee for a new tenancy

Replacement of lost/missing keys

£5 - £5 per key, plus local key cutting charge. If it is necessary for us to have the lock changed we will obtain a quote and you will be informed of the cost at the time

Removal of pre-payment utility meters

£150 - If you have had pre-payment utility meters installed during your tenancy and they remain in situ once you have vacated we will arrange for the meters to be returned to the original

Incorrect refuse in bins

£50 - If you vacate the property and leave incorrect refuse in bins we will arrange to arrange for bin to be emptied and cleaned

Refund of overpaid standing order

£15 - For each payment received if you do not cancel your standing order at the end of your tenancy

Dilapidation rectification

£0-tbc - At the end of your tenancy, as per the terms of your tenancy agreement and inventory – price dependant on damage recorded, decorating, gardening or cleaning required

All fees are quoted inclusive of VAT.
