Stamp duty rates have changed following the end of the Stamp Duty Holiday - so what does this mean for your purchase?
In England and Northern Ireland
Existing homeowners have a tax-free threshold of £125,000.
First-time buyers can benefit from a higher threshold of £300,000, as long as the property they’re buying costs £500,000 or less.
People purchasing buy-to-let properties or second homes must pay a 3% surcharge on top of the below rates. Overseas buyers must pay a 5% surcharge.

Managing Coronavirus from 19th July
We are optimistic with the restrictions lifting today, however feel that it is important to remain cautious and considerate, not everyone feels comfortable and relaxed about the releasing of the measures that have helped us to protect each other during the pandemic.
Here at Marriotts will continue to exercise caution, with the safety of our team and clients remaining priority.
So what we will be doing?
- Our team will continue to wear face coverings on appointments.
- We will continue with regular hand washing, along with the use of hand sanitiser before and after appointments in our clients homes.
- We will keep a respectful distance from you.
- We will regularly test ourselves and take appropriate action if any of the team receive a positive Covid-19 test result.
